Where the jungle meets the wave.
Nearly 80 acres of ocean-view estate overlooking Zancudo Beach, with its own rivers and waterfall. And a rare beachfront lot just steps from the sand, held with a municipal permiso de uso, the first step to a full concession.
The end of the road, and the start of something new
Pavones sits at the far southern tip of Costa Rica’s Pacific coast, where the rainforest runs down to the Golfo Dulce and one of the longest left-hand waves on the planet peels along the point. It has no big hotels and no traffic, and it is still very much the way it was.
Land here rarely comes to market. Below are two very different ways to own a piece of it.
Far enough away to hear nothing but nature
Finca Cuervito sits in the green hills between Cuervito and Pilón and looks out over the Pacific and the Golfo Dulce.
Half of the land is old rainforest and half is open, rolling pasture, which gives you shade and privacy along with clear, easy ground to build on. A river runs through the property, with a waterfall and a natural swimming hole. Three natural springs supply fresh water, and the Pavón and Lajas creeks form much of the boundary. Scarlet macaws and howler monkeys live here.
The national road between Pavones and Punta Banco runs through the middle of the farm, splitting it into two separately titled lots with more than a kilometre of road frontage. That means year-round access and public electricity at the road, plus the option to keep the farm whole or develop the two lots separately. A caretaker’s house is already on the land.
- Fully titled (two registered fincas)
- Pacific & Golfo Dulce views
- River, waterfall & swimming hole
- Three freshwater springs
- 8+ elevated building sites
- Caretaker house on site
- Electricity & public road access
- Subdivision potential

Two titled lots, one farm
The farm is made up of two registered properties on either side of the national road (Ruta 611). You can buy them together or plan them as separate phases.
- Lot A · north of the road24.7 ha
- Lot B · south of the road6.5 ha
- Total31.2 ha · 77 ac
- Road frontage≈ 1,196 m
Registry certifications and survey plans (planos catastrados) are available to serious buyers on request.
What Cuervito could become
A private estate
One main house on the best view, guest casitas, stables and your own trails down to the river in complete privacy.
An eco-retreat
Surf-and-yoga or wellness cabins spread across the ridges, five minutes from the waves and with a waterfall on site.
A regenerative farm
Springs, rich soil and open pasture suit fruit orchards, cacao, permaculture or horses.
A small community
Two titled lots with road frontage and electricity are a strong starting point for a thoughtful subdivision of ocean-view homesites. The farm is ideal for subdividing and selling individual lots, if desired.
No commute. No car. No shoes.
You walk out of the jungle and you’re on the sand. From there it’s a short paddle to one of the longest waves on earth.
This 5,152 m² (1.27-acre) lot sits right at the beach in La Piña, Pavones, a few feet from the ocean. It is covered in young, regenerating jungle with a small private creek running through it, and it faces the Pacific. You’ll wake to the surf and have scarlet macaws in the trees overhead.
Almost nothing like this is left on this coast. It is big enough for a beach house and guest cabins or a small surf lodge, and quiet enough to live off-grid. Because it is still natural jungle, you can clear only what you need and design around the trees and the view.
- Oceanfront, steps to the sand
- Private creek
- Minutes from the Pavones point
- Regenerating native jungle
- Room for a home, lodge or retreat
- Off-grid friendly

The walk you’d take every day
Walk from the lot down to the beach, then fly out over the point. Watch it and see why people come to Pavones for a week and end up staying.
- Steps to the sand
- One of the longest waves on earth
- Build a home, a lodge, or disappear off-grid

Almost all true beachfront land in Costa Rica sits in the Maritime Terrestrial Zone, the 200-metre strip inland from the high-tide line. The first 50 metres are public beach. The land behind it is not sold as titled land: the local municipality (here, Golfito) grants the right to use it, first through a permiso de uso (use permit) and then through a formal concession. This is the standard, legal way to hold property right on the beach in Costa Rica.
This lot comes with a permiso de uso from the Municipality of Golfito, the first step toward a concession. With the permit in place, the buyer can apply for the full concession, which grants the right to use and build on the land for a set, renewable term in line with the local zoning plan. Concessions carry some specific rules, for example on foreign ownership, so buyers usually hold them through a Costa Rican company. We always recommend that you work with an independent Costa Rican attorney, and we will share all the documentation for the lot with you.
Why Pavones
Pavones is a small surf town at the southern end of Costa Rica, where the Golfo Dulce meets the open Pacific. People find their way here and often stay for years.

The wave
On a good south swell, the Pavones left can give you rides of up to a minute. Surfers travel from all over the world for it.

The wild
Rainforest, the Golfo Dulce, dolphins and seasonal humpback whales, with the Osa Peninsula and its national parks just across the water.

The pace
There are no high-rises and no crowds. It’s a small, friendly community where the days follow the tides.
Remote, but not hard to reach
Most visitors take the short domestic flight from San José to Golfito, then drive the scenic coastal road south to Pavones. You can also drive the whole way through the southern mountains or along the Costanera coastal highway.
